Behind the Business: For Tim Miller of Miller Home Loans, Relationships Are Worth More Than Transact
With direct access to more than 100 lenders and a personal approach to mortgage financing, the Mount Dora loan officer is building his business around accessibility, education and lasting community connections.
In an industry where borrowers can spend weeks navigating paperwork, comparing interest rates and trying to reach the person handling their loan, Mount Dora mortgage loan officer Tim Miller is building his business around a simple idea: his clients should never have to wonder who to call.
In fact, customers of Miller Home Loans get the same cell phone number his mother uses.
It's a small detail, but one that reflects the approach Tim has taken to a business often defined by complicated financial decisions and impersonal transactions.
Through Miller Home Loans, his marketing brand powered by Edge Home Finance, LLC, Tim helps homebuyers and homeowners explore mortgage financing, refinancing and home equity options. His services include conventional mortgages, FHA and VA loans, jumbo financing, home equity lines of credit (HELOCs) and specialized loan programs.
Through Edge Home Finance, Tim has access to a network of more than 100 lenders, allowing him to compare financing options rather than being limited to one financial institution’s products.
"We wanted to build our business around being accessible, explaining the 'why' behind the numbers, and helping people compare their options instead of pushing everyone toward the same loan or making anyone feel like they're just another file," Tim said.
Bringing a Personal Approach to Mortgage Lending
For many borrowers, securing a mortgage is one of the largest financial commitments they will ever make. Understanding the differences between loan programs, down payment requirements, interest rates and closing costs can be overwhelming, particularly for first-time homebuyers.
Tim believes the process should begin with a conversation about the borrower's goals, rather than a predetermined mortgage product.
His business serves customers purchasing their first home, moving into another property, refinancing an existing mortgage or considering whether to use their home's equity for renovations, debt consolidation or other expenses.
Access to Edge Home Finance's extensive lender network allows him to evaluate multiple financing possibilities, while a small support team helps manage the process from application through closing.
"We're a very small team, which is intentional," Tim Miller said. "Clients work directly with the people actually handling their loan instead of being passed through a large call center or a different department every time they have a question."
That approach has helped Tim develop a strong reputation among borrowers and real estate professionals. His public Experience.com profile reflects an overall five-star rating across 89 reviews, with customers frequently highlighting his responsiveness, communication and willingness to explain complicated financing decisions.
For Tim Miller, however, the measure of a successful transaction extends well beyond the closing table.
Finding a Home in Mount Dora
When Tim and his wife, Alexis Cobb, moved to Mount Dora, they discovered a community that offered something increasingly difficult to find in rapidly growing Central Florida: the familiarity of a small town alongside the opportunities of a growing region.
"We moved to Mount Dora and quickly fell in love with the community," Tim said. "It has the personality and relationships of a small town while still being part of a rapidly growing area."
While Tim serves borrowers throughout Florida and Pennsylvania, establishing deeper roots in Mount Dora and Lake County has become a priority.
Alexis has also become involved in developing the Miller Home Loans brand, bringing a background in marketing to the effort as they work to expand the business's visibility and relationships.
Joining the Mount Dora Area Chamber of Commerce has been an important part of that process, introducing the couple to other business owners, professional partners and opportunities for community involvement.
"The Chamber has made it much easier to become genuinely connected to the local business community," Tim said. "We've met other business owners, built relationships and learned about opportunities to get involved that we probably wouldn't have found on our own."
For a business still establishing its presence in Mount Dora, Tim sees those relationships as an investment in something more enduring than the next mortgage application.
Building a Business Through an Unpredictable Housing Market
Mortgage lending is particularly vulnerable to economic conditions outside any individual business owner's control.
Changes in interest rates, home prices, housing inventory and consumer confidence can influence how many people are buying, refinancing or deciding to remain in their existing homes.
Tim said navigating those fluctuations has required a shift in perspective.
Rather than concentrating exclusively on loan production, he has learned to focus on the parts of the business he can influence: client service, consumer education, professional relationships and community visibility.
His website reflects that educational approach, offering information about loan programs alongside articles that explain topics such as mortgage affordability, temporary interest-rate buydowns and why a homeowner's monthly payment can rise even when the mortgage carries a fixed interest rate.
The goal is to help borrowers understand not only what financing options are available, but also the financial implications of each decision.
That philosophy has changed how Tim Miller defines success.
"Early on, success was mostly measured by production and closed loans," he said. "Today, we look at it more broadly."
Repeat customers, referrals and relationships with other local professionals now carry just as much importance.
"Ultimately, the more people we're able to help, the more successful we consider the business," he said.
Taking the Relationship Beyond the Closing Table
Tim Miller's emphasis on relationships is also beginning to shape the company's involvement in the broader community.
In 2026, Miller Home Loans hosted its first Fields to Future charity softball tournament, raising more than $3,000 for 8 Waves, a Central Florida nonprofit supporting children and families through educational and community assistance programs.
The tournament provided an opportunity to bring people together around a shared interest while raising money for a local cause.
For Tim, it represented the kind of involvement he hopes will become a regular part of the business.
"Giving back locally is something we want to continue growing alongside the business," he said.
Looking ahead, Miller Home Loans plans to expand its relationships throughout Mount Dora and Lake County, develop additional educational resources for homebuyers and homeowners, and host more client and community events.
Those efforts reflect a broader ambition to become a familiar resource for local residents, including people who may not be ready to purchase a home but have questions about their financial options.
Why Relationships Compound
Tim has a particularly fitting way of describing the most important lesson he has learned in business.
"Relationships compound."
It's a phrase that could just as easily describe a financial concept, but he applies it to the connections built with clients, referral partners and fellow business owners.
"It's easy to focus on the next lead or transaction, but the relationships you build with clients, partners, and other local businesses become far more valuable over time," he said.
He also cautions other business owners against expecting immediate results from every introduction, networking event or new initiative.
"Don't underestimate how long it takes to build momentum," Tim said. "Keep showing up, take care of people and build real relationships. A lot of the work that feels like it's producing nothing today ends up paying off months or even years later."
For Tim, that's the foundation of the business he is building in Mount Dora: a mortgage operation supported by a national lender network, but defined locally by the people it serves and the relationships it maintains.
And when those people have a question, they already know whose number to call.
